Short answer
For a useful first price a builder needs five things: the lot address, the approximate floor area and height, the building's use (storage, distribution, workshop, manufacturing, cold storage), the office and amenity requirements, and your timeline. Plans, a survey and a soil report sharpen the price but are not needed to start; a design-and-construct builder can prepare them.
